Having our own portfolio we understand the needs of landlords and tenants alike.  Here at Taaksvale we are flexible and can arrange valuations and viewings outside of office hours.

Our fees are highly competitive and with a large database of registered applicants we feel that you can gain an outstanding and value for money service. We advertise on major property portals and have access to premium listings. We are very confident in what we do, hence we have embedded a policy of No Let, No Fee! Please call to discuss.

Letting services includes:

• Visiting you at the property and providing you with a rental valuation and any other advice in regards to letting out your property.

• Using various methods (advertising, tenant's waiting list, to let board etc...) we will locate a suitable tenant for the property and accompany them to the viewing.

• Carrying out the necessary credit checks, obtain and evaluate references.

• Prepare the tenancy agreement and arrange the necessary signature(s) from the tenant.

• Collecting a deposit which will be treated in accordance with the current legislation.

• Prepare a schedule of condition and an inventory of the property.

• Check the tenant in to the property and agree the inventory.

• Assist with the transfer of utility services (gas, water, electric & council tax) in to the tenant's name.

• Receive rental payments in advance from the tenant and make prompt payment to you together with a detailed statement.

Our services include everything from reference and credit checks of prospective tenants, to collecting rent, and to dealing with emergency and routine maintenance issues. At Taaksvale we have a in-house maintenance team, which are reliable, trustworthy and correctly skilled for the job. We have an emergency contact that is available 24hrs a day.  Therefore by using our Management Services you as a landlord can have a stress free return on your property. You will have the satisfaction in knowing that your property is managed professionally.

Landlord Fees

Let Only - 8%

e.g. £1000 PCM x 12 = £12000 x 8% = £960.00

Management - 5%

e.g. £1000 PCM x 12 = £12000 x 5% = £600.00 / 12 = £50.00 Per Month

Energy Performance Certificate (EPC) - £75.00

MyDeposit - Deposit Protection - £125.00

Please note Taaksvale do not have Client Money Protection (CMP) Insurance. However we are members of The Property Ombudsman.
